Over Half of Office Space in McLaren Building Already Let Out

The Mclaren office building in the city centre of Birmingham is due for completion by October. Refurbishment work, which is costing the owners about £7 million, has been progressing fast at the site. Bruntwood, a company that specialises in commercial real estate owns the building, and it is hoping that the building can be let out completely in the next few months.

The building was purchased in April 2008 and it covers an area of over 110,000 sq feet for office purpose. Since April, a new reception and seven floors have been worked upon.

The owners of the building are now concentrating on the outside of the building. They believe that with October as the targeted completion date, it is important to give a brand new appearance to the building to attract potential clients. The owners have therefore decided to replace the signage and the spandel panels of the building. Moreover, films will be added to the windows, and gables will also be cleaned to give them a fresh look.

The first organizations to opt for office space in the Mclaren building are Birmingham City Council, American Express, and Scott Wilson. Another 60,000 sq feet of office space is yet to be given on lease to companies with rent desk facilities in mind. Organizations employing from 3 to 600 employees can be accommodated in the building, which makes the market of potential customers quite large.

Of the remaining space, 11,000 sq feet area is already being negotiated by two companies. For the remaining space at the Mclaren building, talks are on between several companies and Bruntwood.
